- Nature of the service
-
Property management and listing of furnished houses in Japan, let as fixed-term residential tenancies (定期借家契約) of 30 days or more.
Kichi is not a hotel, ryokan, minpaku (住宅宿泊事業) or simple lodging (簡易宿所) business, and no lodging services are provided.
- Who your lease is with
-
- Houses owned by Property Pilot Japan, currently Kichi Narao: the lease is directly with Property Pilot Japan as landlord.
- Partner-owned houses: the lease is with the owner. It is prepared and executed by a licensed Japanese real-estate agent (宅建業者), who gives the statutory important-matters explanation (重要事項説明) required by law.
- Licensing
- Property Pilot Japan acts as manager and listing service, not as a licensed real-estate broker. Brokerage on partner-owned houses is carried out by licensed agents, who are named to you before you see any paperwork.
- Price
-
Monthly rent, as displayed on each house page. Pricing is monthly only and there is no nightly rate.
The rent, the term and every other charge are confirmed in writing before you sign, and the figure you agree is the figure you pay.
- Other charges
-
What the rent includes varies by house and is stated on that house's page and in the lease. Utilities and wi-fi are included in some houses and metered in others.
Where a house carries a one-off departure cleaning charge or a deposit, it is shown on that house's page before you enquire and again in writing before you sign. There are no per-night charges and no charges introduced after signing.
Your own transport to and from the house, and any optional services you ask for during the tenancy, are not included.
- Payment method
- One prepayment through Wise, from your own bank account, in your own currency, at the mid-market exchange rate. No Japanese bank account is needed and no cash is taken at the door.
- When payment is due
- In full before move-in, on the date set out in the lease. For tenancies beyond about three months we agree a written payment schedule with you before you sign.
- When the house is available
- From the move-in date stated in the signed lease. Access details and an English house guide are sent before that date, and move-in is self-service.
- Minimum term
-
30 days. This is a booking condition displayed before any agreement is made, and it attaches to the lease rather than to your presence in the house.
You are free to leave whenever you like, and a guest who needs two or three weeks can book a 30-day lease and use part of it. Leaving early does not shorten the term or reduce the rent. No lease can be made, shortened, amended or partially cancelled in a way that results in a tenancy of fewer than 30 days.
- Cancellation and refunds
-
Each house's cancellation terms are stated in writing before you sign. Whatever they are, no cancellation path results in a tenancy of fewer than 30 days: cancellation either ends the booking before it begins or leaves the full tenancy in place.
Rent is not refunded for days within the term that you choose not to use. Full details are on the terms of stay page.
- Governing documents
- The signed lease and its attachments govern every tenancy. Where this page or any other page on this site differs from a signed lease, the lease prevails.
- Complaints and enquiries
- Write to hello@kichi.house. A person reads every message, and we would rather answer a question before you book than after.
